We Handle the Paperwork Too
Most GCs we talk to have the same complaint about electrical subs: the work is fine, but somebody has to track them down for the permit, the drawings, the inspection, and the paperwork the building department wants before it will move on. That ends up being the GC.
We do that part ourselves. We prepare and pull the electrical permit, produce the electrical drawings on most residential and light commercial jobs, run the load calcs, schedule the inspections, and meet the inspector. You get a sub that shows up on the schedule and a permit file that does not hold up the CO.
It sounds small. On a build with fifteen trades and one superintendent, it is not.
What We Take On
One electrical sub for the whole scope, from the temp pole to the final.
New construction
Custom homes, spec homes, townhomes and small multi-family. Temporary power through final trim and the certificate of occupancy.
Remodels and additions
Kitchens, baths, second stories, garage conversions, ADUs. We work around the existing service and tell you early if it needs to grow.
Commercial build-outs
Tenant improvements, restaurants, offices and light industrial. Three-phase where the job calls for it.
Temporary power
Temp poles set and inspected so your other trades can start. Pulled when you are ready for permanent.
Rough-in to trim
Underground, slab, rough, service, trim and final. One sub for the whole electrical scope.
Panels and service
New services, service upgrades, panel and sub-panel work, meter equipment. Coordinated with FPL.
Standby generators
Generac dealer. We rough for the generator during construction so it is not an afterthought.
Lighting and low voltage
Recessed, landscape, exterior, plus data and low-voltage rough where the spec includes it.
How It Runs
- 1You send plans. We send back a written bid with the scope spelled out and change-order items called out ahead of time.
- 2We pull the electrical permit and produce drawings if the job needs them.
- 3Temp power goes in so your other trades can start.
- 4Rough-in on your schedule, coordinated with framing, plumbing and HVAC.
- 5Service and panel set, FPL coordinated.
- 6Trim, final, and the inspection, with us on site for the inspector.
Two Offices, Both Coasts
Most of our builder and GC work is in Palm Beach County, out of the Lantana office: West Palm Beach, Lantana, Boynton Beach, Delray Beach, Boca Raton, Wellington and Jupiter. Our Palm Bay office covers the Space Coast: Palm Bay, Melbourne, Viera, Rockledge, Cocoa and south Brevard.
Same license, same crews, same process on either coast. If you build in both, one call covers it.
