Three-phase or single-phase for your Florida business? Here is how to tell which one your equipment actually needs, what drives the cost, and what to ask a contractor.

Most Florida businesses run fine on single-phase power, and converting to three-phase for its own sake is money spent on nothing. Three-phase earns its keep when you have real motor loads: large rooftop HVAC, walk-in refrigeration, air compressors, elevators, commercial laundry, shop equipment, or a kitchen line that runs open to close. If you occupy an office suite, a small retail bay, or a salon, single-phase at 120/240 volts is almost certainly the right answer. The decision comes down to the nameplates on your equipment and what the utility already has at your property, not to your square footage.

What each service actually gives you

Single-phase service brings power in on two hot legs and a neutral, which is what nearly every house and small storefront in West Palm Beach or Palm Bay is fed with. It handles lighting, receptacles, computers, small refrigeration, and residential-style air conditioning without complaint.

Three-phase brings in three hot legs that are offset from each other, so power delivery is smooth and continuous instead of pulsing. That matters for motors. A three-phase motor starts easier, runs cooler, lasts longer, and draws less current for the same work than a comparable single-phase motor. Two configurations cover most commercial buildings in our service areas:

  • 208Y/120 volts. Common in plazas, strip centers, and small commercial buildings. Gives you 208 volts three-phase for equipment and 120 volts for everything else.
  • 480Y/277 volts. Used in larger buildings, warehouses, and industrial sites. Efficient for big loads and 277-volt lighting, and it needs a step-down transformer for standard 120-volt circuits.

Signs your business has outgrown single-phase

The usual tells are practical, not theoretical. Lights dim when the compressor kicks on. Breakers nuisance-trip on hot afternoons. Your equipment vendor quotes a three-phase model as standard and a single-phase version as a special order. You are adding a second rooftop unit and the existing service has nothing left to give.

Before we recommend anything, our crew runs a load calculation on what you actually have and what you plan to add, then looks at the service size and the utility feed. Sometimes the fix is not three-phase at all. Sometimes it is a larger single-phase service, or a commercial panel and service upgrade that frees up capacity you already pay for. Converting to three-phase when a bigger single-phase service would do is an expensive way to solve the wrong problem.

What drives the cost up or down

We will not quote a number in a blog post, because the same conversion can be routine at one address and a project at another. What moves the price:

  • Whether three-phase is already at the street. If the utility has three-phase on the poles or in the vault serving your plaza, the job is far simpler. If they have to extend it, the utility side of the work can dwarf the electrical side, both in dollars and in weeks.
  • Service size and equipment. New meter can, switchgear, panels, feeders, and any step-down transformer are real material costs, and copper is priced the day you buy it.
  • Distance and site access. Trenching across a parking lot, boring under a drive aisle, or working in an occupied plaza costs more than an open side yard.
  • Permitting and inspection. Every county and municipality we work in has its own review timeline. Palm Beach County, the Town of Jupiter, Boynton Beach, Palm Bay, and Brevard County all handle commercial permits differently, and none of them skip inspection.
  • After-hours work. Shutting down a restaurant on a Friday night is not an option. Most of our commercial cutovers happen overnight or on a slow weekday, and that scheduling is part of the price.

Anything you see quoted online as a general industry range is a starting point that varies enormously by site. The only number that means anything is one written for your building.

What to ask before you sign

Ask the contractor to show you the load calculation, not just the recommendation. Ask who is coordinating with FPL and who is paying any utility contribution, because that line item surprises people. Ask for the permit and inspection scope in writing, along with who pulls it. Ask how long your power will be down, on what day, and what happens if the inspector does not show. And confirm the contractor is a licensed Florida electrical contractor with commercial experience, not just a residential outfit taking a swing at it.

A proper proposal lists the service size and configuration, the equipment being installed, the utility coordination, the permit, the cutover window, and the cleanup. If a quote is one line and a number, you have no way to compare it to anything.
